Architects Stride Treglown has designed the scheme for Edenlaw Limited that will contain 9,410 square metres of offices plus 3 ground floor units for 510 square metres of commercial space with a 7.5 metres wide arcade cutting through the building and a basement parking provided underground for 32 cars. The building height is roughly 40 metres above ground level for an average of precisely 4 metres per floor. The design is effectively a glass box with horizontal banding around it tinted copper to evoke ideas of Victorian brick. On the upper floor there is a set back, partly to not crowd the street too much but also to provide occupiers with some external space. It is located in the city center on a site presently occupied by an old office block at 33-49 Victoria Street. The architects take advantage of the plot that has been termed a "flatiron" thanks to the similarity of it to the site occupied by the triangular Flatiron Building in New York by having designed a building with a clear prow looking towards the junction of Victoria and St Thomas streets. Despite this high-rise inspiration from New York, the plans for the building were reduced following consultations with the notoriously anti tall building council from 20 to 15 to the current 10 even though it is almost right next door to the tower at One Redcliffe Street. Giving an idea of just how conservative Bristol City Council are, they consider anything over 8 floors to be a tall building, a dearth of ambition for what is one of England's largest cities.
